We have long thought that Sun City is one of the best retirement communities in the country, and now word is getting out and more and more retirees (or even those still working) are choosing to move here. A peaceful oasis with proximity to Austin, Sun City offers the best of everything.

Sun City is a neighborhood (NOT a retirement home, as some think when they hear “55+”) with approximately 8500 homes, and 1500 more to be built. Within this 4500-acre neighborhood are around 15,000 residents, as well as restaurants, banks, hair salons, gas stations, and more. It is well situated with access to medical facilities, grocery stores, and pharmacies. We have farmer’s market, bookmobile visits, arts and crafts fairs, new resident orientation, and on and on!

What is Sun City NOT? It’s not a nursing home, it’s not an assisted living. It is a NEIGHBORHOOD like so many others, but with amenities like NO other. The only catch? You have to be 55 to live in this resort-like area (or if you purchase a new build, only 50).

With plenty of clubs and social events there are numerous activities that help residents maintain an active lifestyle, including golf, pickleball, dancing, and tennis- to name a few.

Golf carts are a big part of Sun City- not just for golfing, but for many, it’s their primary mode of transportation within the neighborhood.

Location

One of the biggest advantages Sun City has to offer compared to other retirement communities is its prime location. Sun City is located in charming and historic Georgetown, right in the middle of central Texas’s hill country. Residents are surrounded by natural beauty, including gorgeous views, wildlife, and sunsets. They get to reap all the benefits of living in Texas, including temperate winters, low tax rates, and famous Texas hospitality.

Georgetown itself is a charming, mid-sized historical town. It has what many call the most beautiful town square in all of Texas—and there’s pretty stiff competition to beat out. Sun City residents frequently go into “town” (10 minute drive) to enjoy delicious restaurants or “walk the square”- as the downtown area is a vibrant community of restaurants, shops, wine bars and live music, and more.

Another of Georgetown’s greatest benefits is its proximity to Austin. Sun City is less than a 40-minute drive to the Texas state capitol. Whenever residents want a taste of excitement and Austin’s diverse cultural life, it is a quick drive and easy day trip. Sun City truly offers the best of both worlds—the active community, leisurely lifestyle and the warmth of small-town life, together with all the excitement of one of the country’s most appealing cities just minutes away.

Heading north from Georgetown, the small town of Waco, home to Baylor University, and made famous by Chip and Joanna Gaines, is only an hour’s drive. Salado is another fun, popular town only 30 minutes away, with great shopping and restaurants.

In Sun City there’s so much to do in the community that residents practically don’t need to leave. Plus, with 15,000 neighbors, you’re bound to find people that share your interests and connect with you!

The community has a diversity of interests which is reflected in the more than 50 clubs and interest groups. Whether you are interested in sports, cars, dance, nature, card games, or amateur radio, there is a club or interest group for you.

Social Activities

Like to quilt? Paint? Do stained glass or woodworking- it’s all here! Woodworkers delight in the state-of-the-art woodshop in Sun City. Are you a hiker? Enjoy the miles and miles of woodsy trails, maintained by the Hiking Club. Join the club if you like and enjoy group hikes outside of Sun City as well. Play softball? There’s a field and leagues to join. Are you a gardener? Get a plot at the Horticulture center and grow your own veggies. Have a pooch who likes dog parks? You’re in luck, with ones for both small and large dogs. You’re a dancer? Options are many- ballroom, country, line dancing and more- join a club, take lessons, or just go to the dances!

There are even dedicated clubs to help singles connect with each other, a welcome change since many retirement communities are dominated by couples. Wine clubs, book and travel clubs- all open to singles or couples. The Zoomers is loaded with fun loving active people, and within that club the singles have their activities as “Zingles. “

Sun City also helps its residents maintain an active, social lifestyle with plenty of planned entertainment and excursions. The community partners with local artisans to organize several fairs and bazaars a year. You can also take the Sun City community with you on the go by joining one of the community’s organized travel excursions. Stay close to home with excursions in Texas or go as far as Iceland!

Finally, you don’t need to travel to Austin to enjoy top-notch entertainment. Sun City organizes visits to musicals, museums, and other cultural sites right in Georgetown. The community itself hosts musicians and comedians for entertainment in one of its ballrooms, or even right in residents’ backyards.

Sports and Fitness

A healthy body is key to maintaining a healthy mind, and that maxim is no less true in retirement. That is why in Sun City you will find plenty of amenities that help residents stay active, no matter their fitness preferences and abilities.

Sun City has three excellent fitness centers, with another about to be built. Each has free weights, weight machines, and equipment for cardiovascular exercises. For lovers of aquatic sports, Sun City has six swimming pools and four hot tubs, along with aquatic exercise classes.

For those that do not want to exercise alone, Sun City has plenty of opportunities with the 140 fitness classes offered, or work with an individual personal trainer for accountability and maximum health benefits.

It is impossible to talk about the sports and fitness opportunities at Sun City without mentioning golf. Three of Texas’s best private courses are located right in Sun City—Cowan Creek, Legacy Hills, and White Wing. One can play casually with friends, or participate in tournaments. Residents love the reasonable golf fees and membership rates! After a morning of golf, head over to Mulligan’s and enjoy a sandwich and cold beverage on the patio overlooking the golf course- or go to Wriggley’s pub and watch the game on tv- along with your favorite beverage.

Pickleball and tennis are also big draws to Sun City. Currently there are 10 pickleball courts, with an additional 16 courts and new facility in the build stage. The Pickleball Club has a strong beginner program for those new to the sport, as well as play opportunities for every level up through tournament play.

Tennis offers 12 courts, half of which have lights for nighttime play, leagues, casual play, drills, and drop-in play as well. Both are clubs with large memberships and fun and varied social events. Many people pick up one of these sports for the first time after moving to Sun City- and continue to play into their 90’s! In Sun City, every day you see evidence that “age is just a number.”

Living Spaces

Once you get home from a day full of community and activities in Sun City, your living experience will still be incomparable to other retirement communities. Sun City residents have a choice of living in gorgeous new construction homes that blend innovative design with comfort, or the older resale homes with mature landscaping and charm, or anywhere in between.

With the first homes being built in 1996, and new models introduced with each new phase, there are over 90 floorplans to choose from.

Homebuyers will find there is something for everyone, with sizes from just under 1000 sq ft to over 3000 sq ft! Get a home with plenty of space for entertaining, or downsize to a home with just enough room for intimate family gatherings. All homes have guest bedrooms so you can host grandchildren and friends with no trouble, and many include studies and/or hobby rooms as well.

Like outdoor spaces? Many homes have beautiful private backyards and patios. Some areas of Sun City are “landscape maintained” which means that the yards are taken care of by the HOA, giving you more of a “lock and leave” lifestyle, if you so choose.

HOA dues are incredibly reasonable at $1275/year per household. NO neighborhood offers more, for less money. (Landscaped maintained homes have HOA dues of about $2500/yr).

Wondering about the age restriction? You do have to be 55 to buy one of the resale homes, but if buying new construction, the age restriction drops to 50. The ages of residents varies greatly- from 50 (or younger- only one person in the home has to be 50+) all the way up into the 100s! Have grandkids who visit? Not a problem (they just can’t live with you, if under 19).
